Why?

Materials Matter

Although nearly 40% of homes today are over 50 years old, most design professionals lack training in the performance of historic materials. As a result, interventions that ignore their significantly different performance can negatively affect the historic fabric. Design interventions must consider how air, water, and energy are meant to move through the building; otherwise, there can be costly and irreversible damage.  

Increase Your Property Value

A 2021 study demonstrated that designating an area as a historic district can raise property values up to 23%, despite restrictions on redevelopment and maximum size. This is because many historic buildings hold an intangible design appeal and aesthetic appeal that can be leveraged to develop valuable assets, even if they are initially in poor condition.  

Rehabilitation not Renovation

There is a significant difference between a sensitive rehabilitation project that adapts the building for new use while enhancing its historic character and a simple renovation that aims only to modernize a historic structure. Just as you wouldn’t want a Model T upgraded with brand-new bumpers, seats, and wheels, a historic home should be modernized in a way that preserves the defining features that first drew us to a place.
